Is there a cost or an obligation if I request an offer?

Nope, there’s no catch – it’s free! We are NOT realtors, so there are no commission fees and no obligations to receiving an offer. We’re simply experienced investors who believe the fastest, easiest, and most cost-effective way to sell a property is when you avoid additional costs. To get started, all we need is a little information about your property.

I received a letter in the mail from you. How did you get my information?

Good question, there’s no need to be concerned! All the information we have is from public records like online or at the town hall. If you received a letter from us, we’re glad you visited our website. Do you have a multifamily or apartment building you’d like to sell? If so, let us help you move on to the next chapter in your life with the right offer!

Will you be listing my property or actually buying it?

We are NOT realtors, and we are not in the business of listing properties on the MLS. We are local investors who buy properties for ourselves. Often, realtors want property owners to make additional repairs before listing, hold open houses, and pay them a commission once it sells. With us, you don’t have to pay for repairs and commissions fees. Our goal is to make this very easy and stress-free for you!

How do you determine the price to offer for my property?

We evaluate your property’s location, what repairs may be needed, comparable homes in the area, and the best use of the property. After putting all of these important pieces together, we present you with a fair price that works for you and us, and create a plan to help you get from under the weight of the property as soon as possible. If you prefer to close at a later date, we are happy to work around your schedule.

What types of properties do you buy?

We buy the following properties at any price point, and in any condition:

  • Fourplexes (Quads)
  • Small multifamily properties (5–16 units)
  • Mid-sized multifamily properties (16 – 50 units)
  • Large multifamily properties (51+ units)
  • Portfolios (combination of unit-mix; can include duplexes)

We are working towards expanding our purchases to townhome communities in certain locations.

How does this process work? Do you need to see the property first?

Our process is pretty simple – just 3 steps! It all starts with the right partnership. First, start by providing us a few details about your property. You can get started by answering a few questions here or giving us a call at (678) 826-9305 (just ask for “Rita”). Second, while we don’t have to see the property before making an offer in all cases, a quick tour of your property will certainly help. Every property is different, so visiting your property will help us get a feel for what makes your property unique. This will also give you an opportunity to point out anything that needs work, and we don’t care how big or small the repair that’s needed – we’ll take care of the heavy lifting so that you can get back to enjoying your life.

 

Lastly, we’ll evaluation your property, its location, comparable multifamilies in the area, and the best use of the property. After putting this important information together, we’ll present you with the best possible offer price. Because we’re creative solution providers, we’re aiming for a win-win situation for you and us!
